Real Technocy LLC d/b/a Dzuy Realty (“Dzuy Realty,” “we,” “us,” or “our”), a Texas real estate brokerage led by Broker Duy Duc Vu, explains here how information is collected, used, shared, and retained when you visit our website, contact us, or use our services. This policy supplements applicable written agreements and required legal notices.

Information we collect
Depending on how you use the site or our services, we may collect information you choose to provide, including your name, email address, telephone number, preferred language, inquiry details, property or transaction information, and communications with us. A rental inquiry or application may include information needed to evaluate the request or provide the selected service.
When you request a property tour, we may collect the requested property and time, contact details, and operational information needed to review and manage the request. If identity verification is required, the verification provider may process identity documents or related sensitive data. Please use the provider’s secure verification flow and do not email identity documents to us.
We may also receive tenant or property-management information through the Rentec Direct portal and payment status or transaction details from payment providers. We do not store full payment-card numbers in our website database.
Our hosting, security, forms, communications, and service providers may automatically process technical information such as IP address, device and browser type, pages viewed, referring page, timestamps, and cookie or interaction data needed to operate and secure the site.
How we use information
- Respond to inquiries and provide requested brokerage, leasing, property-management, tenant, or tour services.
- Coordinate appointments, applications, communications, transactions, and property-management activities.
- Review tour requests and, when applicable, verify identity and administer a requested tour.
- Maintain service, accounting, transaction, audit, and security records.
- Operate, secure, troubleshoot, and improve the website and our services.
- Meet legal, regulatory, recordkeeping, and dispute-resolution obligations.
- Send service-related calls, texts, or emails as described below.
Calls and text messages
When you provide a telephone number in connection with an inquiry or service, we may call or text you about that request, appointments, or related service updates. Message and data rates may apply. You may opt out of text messages by replying STOP or contacting us directly. We do not use automated dialing systems or prerecorded messages without the consent required by law.
Rental applications and screening
Applications may be handled through a third-party application platform and screening provider. If you submit an application, the information may be used for tenant screening as permitted by law and the applicable application disclosures. Screening may include credit, background, eviction-history, or income checks. If a decision is based in whole or in part on a consumer report, applicable adverse-action notices will be provided. Screening decisions are reviewed under applicable fair-housing and consumer-reporting requirements.
Identity verification and sensitive information
Identity-verification providers may process government ID images, selfies, biometric information, or other sensitive verification data under their own terms and retention practices. We apply data-minimization practices and do not store raw government ID images, selfies, biometric data, or full verification documents in our operational database when a provider can process them. Our records are generally limited to a verification status, provider reference or session ID, verification date, related customer/tour/property reference, and necessary audit metadata.
Raw identity data should be removed by the provider or redacted/deleted as soon as reasonably practical, consistent with applicable law and provider capabilities. It does not automatically inherit the brokerage-record retention period. Please review the verification provider’s privacy terms for its processing and retention details.
Artificial intelligence and automated tools
We may use AI-assisted or automated tools to help draft communications or documents. A licensed real estate professional reviews AI-assisted content before it is sent or relied upon. These tools do not make final rental-screening, tour-approval, or real estate transaction decisions; material decisions are made by a licensed professional.
Service providers, ratings, and third-party content
We use service providers for website hosting and security, forms and inquiry routing, property/listing information, identity verification when applicable, tenant and property-management portals, payments, and communications. Providers process information needed for their assigned services and are subject to their own terms and privacy practices.
Our site may link to or display content from HAR.com/Houston Association of REALTORS®, MLS data providers, Rentec Direct, payment or screening providers, mapping services, and other third parties. Those services may receive technical information such as your IP address, browser/device details, cookies, and interactions when their content loads or you visit their sites. Their own privacy policies govern their handling of that data.
HAR supplies and maintains its public client ratings and comments. We do not receive the private email addresses HAR uses to administer surveys. Public HAR rating information or comments may be temporarily cached for site reliability; comments attributed to HAR are displayed as provided and should be checked on HAR for the latest version.
Cookies and similar technologies
Our site and service providers may use cookies or similar technologies for essential functions, security, preferences, and site measurement. You can manage cookies through your browser settings; disabling them may affect some features.
How information is shared
We do not sell personal information. We may share relevant information with service providers helping us operate the site or deliver a requested service; owners or landlords when needed for property-management or leasing work; cooperating brokers, title companies, lenders, or other professionals involved in a transaction; and regulators, government agencies, courts, or counsel when required or permitted by law.
Record retention
Dzuy Realty generally retains brokerage-related records for 4 years, subject to longer legal requirements and shorter periods for certain sensitive information. For transaction records covered by Texas Real Estate Commission Rule 535.2(h)—including relevant listing or representation agreements, property-management agreements, offers, contracts, disclosures, compensation records, CMA/BPO records, and substantive transaction communications—we retain records for at least 4 years from closing, contract termination, or the end of the real estate transaction, as applicable, or longer when required by law.
As an internal policy, unconverted leads, inquiries, self-tour and owner-access records, and similar brokerage operational records that do not clearly fall in a mandatory category are generally retained for 4 years from the last meaningful activity or the end of the related authorization/service. Retention periods are configurable and may vary by record type.
We may retain records longer for a legal hold or a dispute, fraud concern, complaint, investigation, subpoena, litigation, chargeback, or other legal or regulatory need. Routine deletion is suspended while a legal hold applies. A deletion request may be limited by required recordkeeping, legal holds, or applicable law.
Security
We use reasonable administrative, technical, and physical safeguards appropriate to our operations. No internet transmission or storage method is completely secure, and we cannot guarantee absolute security.
Your choices and requests
Depending on applicable law, you may request access to, correction of, or deletion of certain personal information. Contact us using the email or phone number above. We may need to verify the request, and legal recordkeeping or a legal hold may limit deletion.
Children’s privacy
Our website and services are not directed to children under 13, and we do not knowingly collect personal information from children under 13.
Changes to this policy
We may update this policy as our services or legal requirements change. The updated version and its “Last updated” date will appear on this page.
