Do I pay $77/month while my property is vacant?

Yes. Management fees and minimums under the agreement remain due during vacancy or tenant nonpayment. Collection may be deferred; the fee remains payable unless waived in writing. Other fees and expenses may apply.

What other fees may apply?

New-tenant placement is one month's rent. A lease renewal is 25% of one month's rent, with a $500 minimum. Optional services and property-related costs may be charged separately under the agreement.

Can Dzuy Realty take over a property with a tenant in place?

Possibly. Before taking over management, Dzuy Realty reviews the current lease, deposit records, payment history, property condition, and relevant documents.

BEFORE ENROLLING

Eligibility Requirements

  • Requires a separate signed addendum, partner acceptance and confirmed activation.
  • The provider states a $1,000 minimum monthly rent; Dzuy Realty imposes no separate minimum.
  • Full-time management and an initial fixed lease of at least six months are required.
How does enrollment work?

Owners sign a separate addendum; the partner reviews eligibility and confirms the property, effective date and premium payment. Signing alone does not activate protection or cover earlier losses. Dzuy Realty assists with enrollment, records and remittance of proceeds actually recovered, less authorized deductions. It is not the insurer or a rent guarantor and does not advance losses or fund denied claims.

How is the $100 charge collected or canceled?

Charges are collected from rent, then available owner reserves, or invoice; tenant security deposits are not used. Collection deferral does not waive amounts owed. Owners request cancellation in writing under the agreement; effective cancellation, final charges and refunds follow partner terms. The 21-day claim-free cooling-off period is a cancellation right, not a waiting period.

What eligibility and claim requirements apply?

Leasing-only and self-managed properties do not qualify. Existing-tenancy rent loss is subject to the policy’s arrears test and two timely months to cure; new-tenancy financial obligations must be fulfilled. The $3,000 certificate limit and policy govern calculations and payment; report rent reductions. Claims require prompt notice, requested proof within 90 days, and timely lawful possession recovery, repairs and re-leasing.

Which deductibles and costs remain separate?

Owners fund or reimburse the $1,500 malicious-damage or theft deductible under the agreement; the certificate holder pays it under the policy. Tenant deposits do not fund this deductible. The $100 charge excludes repairs, deductibles, court and attorney fees, and additional management services. Claim assistance costs 10% of proceeds actually received, including Protection Plus claims. No proceeds means no percentage fee. Ordinary wear, ordinary damage and vacancy between leases are outside these benefits; reimbursement depends on claim approval.

Does this replace owner insurance?

No. Owners must maintain the property, liability and broker additional-insured coverage required by the agreement. The CGL names Real Technocy, LLC, with a $1 million limit per covered occurrence, subject to aggregate limits and policy terms. Owner insured status requires written confirmation; missing insurance does not automatically enroll the entire bundle. Policies, endorsements and enrollment documents govern insured parties, conditions and exclusions.

What conditions apply to self-showings and vacant homes?

The digital-lockbox benefit concerns qualifying self-showing losses and requires formal ID verification and one-time codes; it is not replacement of a lost lockbox. Unoccupied properties require cancellation steps at day 60; coverage ends after day 75 under the policy. Ordinary market vacancy is not a promised benefit.

Insurance provided by Accelerant Specialty Insurance Company. Maximum benefits are subject to qualifying events and policy terms; no rent or payment guarantee, and limits are not necessarily cumulative.
