Acceptance of terms

By accessing or using the Dzuy Realty website or services provided by Real Technocy LLC d/b/a Dzuy Realty (“Dzuy Realty,” “we,” “us,” or “our”), you agree to these Terms and Conditions. If you do not agree, do not use the website or services.

Real estate services and written agreements

Dzuy Realty is a Texas real estate brokerage. Duy Duc Vu is the broker. Brokerage authority, representation, property-management services, compensation, and transaction responsibilities are governed by applicable law and the written agreements signed by the parties. Website information does not create an agency or representation relationship by itself.

Nothing on this website is legal, tax, lending, investment, engineering, inspection, appraisal, insurance, or other specialized advice. Consult the appropriate professional for advice in those areas.

Website use and information

You may use this site only for lawful purposes and may not interfere with its operation, submit knowingly false or abusive requests, or violate another person’s rights. We may change, suspend, or discontinue website features. Content is general information and may not reflect the latest status or terms for a particular property or service.

Listings, search, and market information

Listing information is supplied through HAR/MLS or other property-data providers and may be delayed, corrected, or changed. It is believed reliable but is not guaranteed. HAR ratings and comments

HAR.com supplies and maintains the public Client Experience Rating information displayed on this site. Dzuy Realty does not independently calculate the HAR rating. Ratings may change as HAR publishes surveys. HAR comments attributed on this website are displayed as provided and are not edited, shortened, corrected, or translated. Temporary cached ratings or comments may be used for reliability. Visit the official HAR ratings page for the current record. Display of a rating does not imply an endorsement beyond what HAR’s own information states.

Fees, compensation, and potential savings

Real estate compensation is negotiable and not set by law. Any advertised listing-service fee, including the advertised 1.5% listing fee, applies only as stated in a written listing agreement signed by the parties and may exclude cooperating-broker compensation and third-party costs such as title, escrow, repairs, or closing expenses.

Any potential buyer credit or savings, including a potential amount up to 1.5% at closing, depends on the specific transaction, eligibility, available compensation, lender approval, closing requirements, and a written buyer-representation agreement. No particular saving or financial result is guaranteed.

Rental and housing-voucher information

Descriptions of experience with Section 8 or other housing-choice voucher programs describe familiarity only. They do not guarantee property or landlord eligibility, applicant approval, an approved rent amount, a successful inspection, any housing-assistance payment, or continued participation. Program decisions remain with the applicable housing authority and program administrators.

Third-party services and links

This website may link to or display HAR/MLS data, tenant portals, payment or screening tools, maps, videos, or other third-party services. Each provider controls its own terms, privacy, security, accuracy, and availability. A link does not constitute an endorsement, and Dzuy Realty is not responsible for third-party content or services.

Website text, design, logos, and media are owned by or licensed to Dzuy Realty and protected by applicable law. You may not reproduce or distribute them without permission, except as allowed by law.

The website and its content are provided “as is” and “as available.” To the extent permitted by law, Dzuy Realty and Real Technocy LLC disclaim warranties not expressly made in a written agreement. Nothing in these terms limits a right or remedy that cannot lawfully be limited.

To the fullest extent permitted by law, Dzuy Realty and Real Technocy LLC are not liable for indirect, incidental, special, consequential, or punitive damages arising from website use. These terms do not replace or modify any signed service agreement or applicable legal duty.

Governing law

These terms are governed by Texas law. Subject to applicable law, disputes relating to website use will be brought in the state or federal courts serving Harris County, Texas.
